Seminyak villa developments
are still the most sought after properties in Bali.
Just when you thought
every piece of available land was gone and Seminyak was
full, new Seminyak villa developments are going up at an
incredible pace as more land opens up for both freehold
and leasehold titles.
You may think by driving through Seminyak that there is no
land left to build on, but you would be wrong. Sure, on
beachfront and in the Oberoi district clean available land
is becoming scarcer than hen's teeth but travel a little
further along Seminyak's many roads and you will see huge
pockets of empty land on offer. Every day it seems there
are new developments underway on land that one didn't even
know existed. Prices are consistently good for investment
but are as always are rising closely alongside the demand
for villa ownership in Seminyak.
Both existing Seminyak villa developments and projected
developments are available and the great thing about
owning a villa here is that, being a 'downtown' district,
all the necessary infrastructure is already in place.
Roading, sewerage, water, electricity, entertainment,
shopping and all important road access are literally at
your doorstep.
Options include either buying a newly completed villa in a
managed estate, buying a stand alone dwelling or buying
your own land, which enables you to design and build your
own villa.
Here is one common example of leasehold land on offer: a
1900 square metre plot right in the heart of Seminyak.
Close to all the major facilities and just a few minutes
walk from the beach it's priced at under US$320,000. All
facilities are onsite and an excellent opportunity to
build your own holiday or rental villa.
For villas in managed estates, Cicada is the newest
development in Seminyak and strategically located just
seconds from the beach near Petitengat Temple near the
luxurious Sentosa Resort and Spa. It is a modern
minimalist designed, three-bedroom, fully furnished villa
with swimming pool on 433m2 of land and it comes with a
very special sweetener- an almost unheard of 100 year
lease (Hak Pakai) floating over a freehold title. Priced
at US$595,000 and managed by Laksmana, a solid 5-star
property management company with a proven track record in
the Seminyak district, this is unsurpassed luxury living
with very strong rental return opportunities.
The Akara is another Laksmana run property in the
Petitenget/ Oberoi area only 200 metres from the beach and

estate it offers great rental prospects and is arguably
the best mid-range villa development in Seminyak.
