’Eco’ at heart of Sitara Village

Sitara Village is a unique development by Greencore Co
Ltd covering over 140 rai of prime sea-view land at Thong
Nai Pan on the north easterly side of Koh Phangan.
The devolvement is distinctive as it has been designed
with eco-friendliness as a centre-piece. In addition to
preserving the environment by encouraging the growth of
trees and plants, the development will feature a strong
drive towards energy efficiency.
“It’s the first project of its kind on Koh Phangan and is
one of the largest projects currently under construction
in the province.” Dan Gumsley, Sales Director Sitara
Village, told Property Report Thailand.
In total the project will feature around 80 land plots and
65 villas presented over two phases. “Currently phase one
is around 85 per cent sold out and villas in phase two
will commence construction in July 2008.” Gumsley said.
To reduce power consumption for air-conditioning,
insulated cavity walling and shade maximisation features
will be fully utilized. Furthermore, each villa, and each
of the common buildings, will be equipped with solar
panels. Sitara Village will also have a self sufficient
water supply provided by three reservoirs.
“We have already started laying the roads and constructing
the reservoirs” Gumsley added.
Eco-sensitivity doesn’t stop there. The management will
provide quad bikes and other eco-friendly transport, and
on-site there will be an organic farm-cafÈ and
community/learning centre where environmental issues can
be communicated and creative solutions found.
“The environmental aspect is a very important part of the
project and education is key to this drive.” Gumsley
commented.
With the local community in mind, Greencore intend to use
the planned Sitara Village community facility to improve
educational opportunities for both residents and the wider
local community.
“We would like Sitara Village to become a place of
learning- a place that attracts people from all walks to
come together to share their skills and knowledge.
Environmentalism can only go so far without an
enthusiastic community to drive it”, Karl Leighton,
managing director of K.P. Property, lead brokers for
Sitara Village, said.
Yet, eco-friendliness certainly doesn’t mean that a luxury
lifestyle cannot be enjoyed. A full range of resort
facilities including spa facilities and community club
house will be in place and the development will be
extensively landscaped by Ixora design, so as to ensure a
truly natural environment for residents.
Four designs of villas are on offer starting at Bt5.4m for
the 101m2 Aruna design, moving up to Bt9.7m for the 163m2
Nalini two-bedroom Villa. A classic 127m2 one-bedroom
design and a double-studio offering with open plan living
spaces are also available starting at Bt7.8m and Bt10m
respectively.
